Staging your Home for Sale

Great presentation can make the difference between a bidding war at the first open house, or a listing that languishes on the market while comparables  sell.  

You only have a few minutes to make that critical first impression.  An average buyer looks at about twenty homes before making a decision and that can become quite a blur in the memory.  Make yours distinct and desirable.  It’s an investment that will reward you with a faster sale and a bigger profit.

How much does the Service cost?

We start with a paid consultation, minimum two hours. During this time we will tour your home and our practiced eye will identify everything buyers may take issue with, whether repairs or renovations are indicated, and your home’s special features that can be  highlighted.

We do our due diligence together with your agent, determine the top of the market for your property and what comparable listings in your neighbourhood are showing like, and selling for.  That is our goal, to get your home sold at the top of the market.  We have plenty of experience in what buyer’s are looking for, and what they are not.

Then, you decide how much to invest.  We set a budget together, and stay within it, as well as on the timeline.

The industry standard is that one to two percent of the sale price of the home is the most effective investment in preparing an older home for sale, depending on it’s age and condition.  Budget is very individual.  If your home is in great repair, lawns and gardens are well kept, paint job is neutral and pretty new, your furniture is showroom great and you have a tasteful collection of art, you may need nothing more than a quick fluff.

We are talented at using what you have when possible and making it work with a few fresh touches.  If you are facing some renovation due to a dated kitchen or bath, we can design and implement that for you in a way that will make those key rooms your showpieces. Because we do a lot of similar projects, your cost will likely be lower than if you shopped the general marketplace for renovations.  It will certainly be more stylish.

If your property is vacant, we can make it look show room chic with rental pieces.

You have probably read this far because you have a few concerns about how well your house will show.  After all you are competing with professionally staged listings all the time. 

You can rest assured that how much is spent is entirely your decision.  However, I always tell my clients the investment creates a better return  than your first price reduction will.

Some agents use staging as regular best practice in marketing their listings.  Talk to yours!

What does the Service include?

You start with your consultation and then you receive all of our recommendations and the rationale for each in a written report for your consideration.  If like most people, you do not have the luxury of putting life on hold to focus on getting your home ready to sell, we can handle the whole process for you.  Or, if you have the time and skills, you can stop here and use the list to do it yourself . Some of what we offer includes:

Decluttering, purging and getting the jump on moving day by packing away all but the most essential items to optimize your square footage.

Repairs and/or renovations are done by quote .

The décor will be designed to hit your target market, and that can involve some interior painting or paper removal, cabinet re-facing, etc.

The home must show pristinely clean.  Most of us do not keep our homes “open house” clean every day.  You may arrange for this yourself or we can help.

Curb appeal projects are done by quote.

If your furnishings are dated we can help you shop for new pieces that will also work in the new home, or rent quality pieces that will show your rooms with greater buyer appeal.   People buy on emotion.  If they love the feel of your house, you are half way there.

There is a wide array of trade “secrets” to get the job done from ambient lighting to comforting fragrances.

We can help you create and sustain the showroom look before open houses or key viewings.

We can connect you with a motivated agent if you don’t already have one.

We can provide your agents with professional quality wide angle shots and virtual tours for MLS and marketing use.  If you have surfed the internet listings lately, you will see there are broad differences in how agents market listings.  Buyers use internet listings to eliminate properties from their viewings list.  Make sure your home makes the short list.

Staging is not a science .  There are no guarantees in investing in general, but it is broadly accepted that investment is a way to build wealth.  The same holds true with your home, which is probably the single biggest investment you have made so far.

If you were selling your car, you would detail and repair it, wash it and polish it, and check what other models of that year and condition are selling for.

Staging is no different.  Why take a price drop when you could spend a little to achieve the maximum return on your investment?

It’s good common sense, and in my experience, it has worked every time.
